   Master Landscape Plans (MLP): 

Long-range conceptual 
site designs, and strategies that include the following:

MASTER LANDSCAPE PLAN

  •  
conceptual site design and location of a new home and/or landscape elements and use areas such as swimming pools, hot tubs, or spas, water features, etc., on the total property or site, whether for a new home or the renovation of an existing home.
  •  

conceptual site and circulation system planning and design for drives, parking areas, landings, walks, patios, decks & accessories, and utilities locations.

  •  

conceptual grading, drainage, and grade structure design for retaining walls, steps, ramps, inlets, and headwalls.

  •  

conceptual planting designs including the selection and location of native, ornamental, and low-water demand (Xeriscape) trees, shrubs, evergreens, ground covers, vines, flowers, ornamental grasses, and lawn areas using cool season (bluegrass or turf-type fescue) or warm season (turf-type buffalograss) or other native grasses and wild flowers.
  •  

conceptual irrigation areas and systems using water conservation techniques and equipment.
  •  

conceptual landscape lighting fixtures and equipment locations with standard line and low voltage systems.
  •  

cost estimates and phasing schedules based on current contractor installed prices or based on do-it-yourself prices at the Owner(s) request.

   Area Landscape Plans (ALP):   

Conceptual site development plans, designs, and strategies for:

YLS will develop detail designs from the previously approved YLS completed Final Conceptual Design Solution (MLP or ALP) or from conceptual designs provided by the Owner(s).  YLS will provide plans, pictorial elevations, sections, and details for:

Site Areas & Layouts - detailing to-scale, specific physical shapes, dimensions, locations, & arrangements of objects, and elements on the project site

Grading & Drainage - grading , drainage, and grade structures for all hard surfaces, buildings, landscape elements, plant beds and grass lawns, mounds & berms, lakes and ponds, etc.
  •  

Circulation & Paving Areas - for all hardscape paving elements including drives, parking areas, curbs, landings, walks, steps, patios, decks, game areas, etc.
  •  

Structural Elements - specifying the exact sizes, materials, colors, and appearance of all structural elements including, retaining walls, screens, fences, etc.
  •  

Planting & Lawn Areas - the selections and location of trees, shrubs, ground covers, vines, flowers, grasses, and lawns.  YLS specializes in planting designs for residential, commercial, industrial, and public projects using native, adapted, and low-water use (Xeriscape), low maintenance, and ornamental plant materials with multi-seasonal color, and using organic and inorganic mulches in planting bed areas.

Irrigation Systems - the design and selection of all components of an efficient irrigation system, whether with fully automatic controllers, moisture sensors, manual controlers, rotary or pop-up spray heads, bubbler heads, drip-type emitters, or porous pipe.
  •  

Landscape Lighting Systems - the designs and selections of all lighting fixtures and locations of all lighting systems components, both standard line (110 volt) or low voltage (12 volt) systems.

  Construction Document Development (CDD) related services:

These documents will be to-scale and sufficiently complete for all construction, planting, and installation to be done by the Owner(s) as a do-it-yourself project or by a contractor, and whether coordinated by the Owner(s) or by YLS under the CONSTRUCTION & PLANTING CO-ORDINATION CONTRACT.

   Hourly Consultation or Sketches (HCS) related services:

On -or off-site meetings, sketches, inspections, or reports.

CLIENT MEETING

  •  

YLS meets with the Owner(s) on the site or in the studio-office to discuss the scope of a particular project and completes a report of simple sketch, either while on-site or after returning to the studio-office, which meets the needs and requirements of the Owner(s) without further preliminary of final design refinements.
  •  

Before YLS will begin these hourly consulting services there must be a clear understanding of the scope of the project, the approximate budget range, phasing requirements, and the fees for the hourly consulting service.  These services will then be completed on the hourly rate basis currently in force and agreed upon by all parties prior to the start of services, and shall be paid for by the Owner(s) at the completion of the services and/or presentation of an invoice by YLS.*

NOTE: 

*If the owner(s) decide to sign a DESIGN SERVICE CONTRACT within 30 days of this hourly consultation meeting, this charge will be credited to the final design fee amount at the completion of the contracted for design services.
